Location:

The property is located approximately 20 miles Southeast of King City, California; approximately 60 miles to the Big Sur Pacific Ocean Coast; and approximately 85 miles to Monterrey, California. Lake San Antonio and Lake Nacimiento are only 40 miles away for some great water sports, such as fishing, boating, and swimming. In addition, there in an abundance of wildlife on the property, such as deer, turkeys, quail, and wild hogs. The property and surrounding ranches have the best wild hog hunting on the west coast.

Home Description

The upgraded home is a nice two bedroom and two bathroom, double-wide mobile home sitting on a concrete perimeter foundation. It is 1040 square feet with a new truss and angled metal roof and side paneling. Inside is fully sheet rocked and the kitchen, dining room, laundry room, and bathrooms are fully tiled. The living room has wood tiles and large windows that provide unique views of surrounding mountains. The two bedrooms are carpeted. The home has forced air and a woodstove and has been fully insulated; it is very comfortable in all types of weather. The home is surrounded on three sides with approximately 2112 square feet of Trex composite decking of which two sections are fully covered. Beautiful shade trees encompass the decks. There is a small deck out the back door.

Home Site

The home and other structures sit in a fenced-in yard that is approximately 2.5 acres. The fence is constructed of steel pipe with steel gates. There is a fenced in area for a couple of horses. The home site sits in a very flat valley that is approximately 15 to 20 acres. It is about 1/2 mile to the county road, and is not visible from the county road. The road to the county road is dirt, but is flat and accessible. School bus pickup is available at the county road. Outside the home site is the remaining 82 acres of the total property of parcel 1 that consists of additional flat valley, hills, good grass, oak trees, and dirt roads. All surrounding ranches are in the thousands of acres. The valley has a modest water source that can be used for planting, such as grapes and some fruit trees. The home site does have some grapes, fruit trees, and walnut trees.

Large Barn

The property has a large two-bay 1536 square foot barn with several cabinets and work benches. The barn has a regular bay for all types of work projects and a high bay for storing or working on large vehicles such as a camping trailer, RV, boat, or tractor. Water Source

The water source for the property comes from a 97 foot well which is fed by an underground aquifer (57 feet deep) which gets its water from a mountain spring. The water has been laboratory tested and tastes exceptionally good. Above the well is a windmill, but it is currently not in use. The well has an electric pump that pumps the water up to two 5000 gallon water storage tanks 200 feet above the home site. The water tanks house the drinking water, which is gravity fed to a water station for the home, barn, apartment, and nine faucets throughout the yard. The water station is the central distribution point and contains a water pressure regulator and a large filtering system. It is enclosed by a pipe fence and metal roof. There is a 17,000 gallon cement water tank behind the barn, but it is not used for drinking purposes.

Fuel Station

There is a fenced in fuel station that has two 500 gallon storage tanks; one for gasoline and one for diesel.

Carport

Across from the home is a large 1440 square foot carport capable to hold three to four vehicles with a large work area. It has lots of florescent lighting, electric outlets (110v and 220v), and water outlets.

Storage Structure

There is a 266 square foot storage structure with metal roof for storing firewood or other items.


Parcel 2 Description

Parcel 2, which is 86.44 acres, consists of some flat valley, small mountains, dirt roads, several possible home construction sites, recorded easements, good grazing grass, oak trees, and plenty of wildlife. Power poles are very close (approx 220 feet) so electricity can easily be added. There are water lines in place on this parcel. The water is shared with parcel 1.
