Default 82 acres for sale in Smith County KS

Hello all
I have recently listed 82 acres for sale in Smith County Kansas. This property has been managed and developed for whitetail deer, rio grande turkeys and Kansas upland birds for over 3 years by myself and my brother in law.

This property has twice been featured on the Pursuit channel for hunts. One show was for a whitetail hunt and the other was for a turkey hunt.

This property is part of a larger 700+ acre area that we have also managed for wildlife for the last 3 years.

$1820./acre is crazy...for that part of the country..

I respectfully disagree that the price is crazy. There have been properties sell in North Central KS for upwards of $2,500/acre in the last six months.

Because this is a smaller tract (80 acres) I would pay more compared to if I was buying a larger tract of land (200+ acres).

Because this tract is part of a hunting community and has been developed for hunting opportunities as opposed to having raw land I think the price is very reasonable.

The area (county) this tract is, land rarely comes for sale so in North Central KS land prices are more reflective of supply and demand.

Howler: What do you think is a good price for deer hunting property in this part of KS with established plots, bedding areas, timber and two sources of running water? Just curious as I like to check some of those pieces out.

something in the line of $1000. to $1500/acre, the prices are crazy these days and it's all because of "the hunting" that the land offers. I've got 180 acres that I paid $562.50/acre in North Central KS., just 6 years ago. Has the usual great turkey and deer hunting with a creek, pond, some pasture and nearly enough income from the crops to make the payments.
The prices are taking the "farmers" right out of the "buyers" list because farmers know that they can't buy ground and make ends meet at these prices these days.
There's currently a farm in our area with over 500 acres with great deer and turkey prospects and he's asking $1400/acre, and it's been for sale going on 6 months. It's got quality dirt for crops, but all the farmers in the area know that they can't make ends meet on groud at that price, so it just sits.
Even irrigated ground doesn't sell for $1800./acre in our area, Cloud and Ottowa. It's just crazy.

Maybe I need to sell my 180 and laugh all the way to the bank, while the gettin's good.

What do you mean the property is part of a 700 ac hunting community? Is it a club? Is it one owner that controls the surrounding land?

It's not a club but individual owners with like-minded interests in continue habitat and management goals/plans for the good of the area as a whole. Similar to what you see with QDMA cooperatives.
