Ingham County River Bottom Bucks
I have 15.49 acres for sale in Webberville, MI, which is located in mid-michigan between Lansing and Brighton along I-96. Build your dream home or use as hunting property. Approximately 1,000 ft of frontage on both sides of the Red Cedar River (45 ft wide). Property is mostly wooded with lots of deer, turkey, ducks, and rabbits. There is a mix of high and low ground, with a natural walk-out site and a conventional sand perk. Property is surrounded by corn fields and is adjacent to a golf course. It's also divided into 2 separate parcels: 2.79 acres and 12.7 acres. Keep both or sell one to help pay for the other. It's on a paved road and within 5 miles of the I-96 / M-52 interchange. I have taken several bucks off of this property. It's a natural funnel and staging area between the golf course and the farm fields. It's also a natural travel corridor along the cover of the river. I was only out there twice last year and shot a buck during muzzleloader season. My neighbor doesn't hunt, but said he saw a giant 12 point twice on my property this year. A 176 inchbuck waskilled in 2006 along the river to the west, less than a mile from the property. There are no other properties in the area that have this much river frontage. The only true comparible property is 16 acres in Fowlerville (adjacent city) that has 300 ft of frontage on the same river andit's listed for$149k. I'm asking $99,000.

Just an update on the property. I'd be willing to sell the parcels separately. Parcel C is 12.7 acres of mostly low land and some ridges with all of the river frontage (1,000ft) for $55,000. Parcel B is 2.79 acres, with a natural sand perk and walkout site. It's rectangular with dimensionsof 108x700x175x697 for $44,000.
